IRAS assessment uses the higher of contractual or market rent. If you know an appropriate market-rent figure, enter it here. Leaving this blank uses contractual rent for this illustration; it does not confirm that contractual rent meets the market-rent basis.

Fixed-rent lease estimate only, reviewed 12 October 2026. Staggered rent, rent-free periods, turnover rent, indefinite terms, extensions, variations and special remissions require separate assessment. Do not use this result as a final assessment for those arrangements. Inputs are processed in your browser and are not submitted or stored by this tool. See IRAS lease-duty guidance.

Understand your estimate.

For example, S$3,000 per month over 24 months gives assessed total rent of S$72,000 and estimated lease duty of S$288, assuming the contractual rent is not below the applicable market-rent basis.

IRAS uses the higher of contractual or market rent, including applicable charges and excluding GST. Average annual rent not exceeding S$1,000 is exempt. Where duty is payable, it is rounded down to the nearest dollar, subject to a minimum of S$1.

For fixed-rent leases of more than four years, this calculator applies 0.4% to four times the average annual rent. For staggered rents, rent-free periods, indefinite terms or variations, use the relevant IRAS guidance instead of treating this simple estimate as a final assessment.
