New Launch Progressive Payment Calculator
Buying a home under construction means planning for payments at different stages. Use this calculator to explore how much you may need to contribute, when your planned loan starts funding payments, and how monthly repayment illustrations change as more of the loan is drawn.
Start with your purchase price and planned loan. Then compare interest rates and review the payment schedule below.
Your funding overview
Stage-by-stage payment illustration
Amounts are incremental per stage. Buyer funds are allocated first, then the planned loan. This is an assumed drawdown sequence, not your bank's payment instructions.
On a small screen, swipe the table to see all columns.
| Stage | Price % | Developer payment | Buyer funds | Loan drawdown | Cumulative drawdown | Repayment estimate | Comparison estimate |
|---|
Turn the figures into a practical plan.
1. Check your starting funds
Review the buyer contribution, stamp duties and cost allowance together. Then confirm how much must come from cash and how much eligible CPF funds can cover.
2. Prepare for the next payment
The table separates each developer payment into assumed buyer funding and loan drawdown. Confirm the actual funding sequence and release arrangements with your lender and conveyancer.
3. Allow room for changes
Compare the two interest-rate illustrations. Consider your other commitments and a financial buffer before deciding on a comfortable purchase budget.
Questions about this calculator
Does this tell me the maximum loan I can obtain?
No. You enter the planned loan amount. Your lender determines eligibility and the approved amount based on the applicable rules, valuation and your circumstances. Use a lender-confirmed figure where possible.
Are the monthly figures my actual bank instalments?
No. They illustrate amortising repayments on cumulative drawdowns using the full tenure and a constant interest rate. They do not deduct principal already repaid or shorten the tenure as time passes. Your bank’s repayment schedule may differ.
Why are there no payment dates?
Construction progress and contractual payment notices determine when payments become due. This tool shows an assumed sequence of stages, rather than predicting completion dates or legal deadlines. Refer to your signed agreement and conveyancer.
Does “buyer funds” mean cash only?
No. It represents the portion of the price funded outside the planned loan. The calculator does not determine cash requirements, CPF eligibility or when CPF funds can be released.
Can I use this for every new launch?
The calculator is designed for a standard progressive payment illustration for an uncompleted private residential property. Non-standard contracts, deferred payment schemes and executive condominium eligibility need separate review.
