PROPERTY INVESTMENT
Rental yield and cash-flow calculator.
Compare your expected rental income with the property’s purchase price. Add optional vacancy and expenses to see how they change your operating yield.
You can also enter mortgage repayments to estimate average cash flow before income tax. Start with the basics, then expand the optional sections below.

Closing an optional section does not remove its entered amounts. Recalculate after changing your inputs. A negative figure means the entered costs exceed the illustrated income.
This is a planning illustration, not taxable rental income or total investment return. It excludes personal income tax, acquisition costs, major capital improvements and changes in property value. Loan payments are assumed constant for all 12 months. Property tax and maintenance may continue during vacancy. Your inputs are processed in this browser and are not submitted or stored by this tool. For rental-income tax treatment, see IRAS rental income guidance.
Look beyond the headline yield.
Gross yield assumes a full year of rent. Net operating yield deducts your expected vacancy and entered operating expenses. Both use the purchase price as the denominator and exclude purchase costs and changes in value.
Cash flow is a separate measure: it deducts the full mortgage repayment, including principal and interest. It is shown before personal income tax and averaged over 12 months, so actual monthly receipts and bills may differ.
Use your own estimates or bills for property tax and expenses. Costs entered here are planning assumptions; they are not a determination of what you can deduct for income-tax purposes.
