1. General information and individual advice
This website is operated by Francis Lim under the Ming Property name. It provides general information about Singapore property and related career topics. Our property advisers are affiliated with PropNex Realty Pte Ltd.
Website content is not a personalised assessment of your legal, tax, financial or housing position. Articles and examples may not cover every rule, exception or circumstance. Confirm transaction-specific matters with the relevant authority, lender, conveyancer or other qualified adviser.
A website enquiry does not itself appoint us to represent you or establish an estate agency agreement. Any service engagement is subject to the arrangements and documents agreed separately.
2. Calculator estimates and district information
Our calculators produce illustrations from the inputs you enter and the assumptions described on each tool page. Results are not bank quotations, loan approvals, valuations, tax assessments or payment instructions.
- Financing: actual borrowing depends on lender assessment, valuation, age, tenure, income, existing debts and applicable rules.
- Stamp duties: standard-rate estimates may not cover joint purchasers, trusts, entities, treaty treatment, remissions, refunds or other special cases.
- Progressive payments: stage and repayment illustrations depend on assumed funding and drawdown arrangements. Your contract, developer notices and bank package determine the actual payments and deadlines.
- Rental yield: gross yield does not measure the return after vacancy, expenses, taxes, financing or changes in property value.
- District lookup: postal-sector mappings and general locations are reference information. They do not establish planning boundaries, school eligibility or an official classification for every address.
Read the notes beside the tool, check your inputs and verify the resulting figures independently before relying on them for a purchase, loan or tax submission.
3. Listings, project details and historical material
Property prices, availability, incentives and project details can change. Information may come from owners, developers, agencies, public records or other sources. Confirm current availability and the latest terms before making an offer.
Photographs, maps, floor plans, measurements and artist’s impressions are for reference. Images may show staging, finishes or features that are not included in a sale. Verify the property’s condition, dimensions, permitted use and contractual specifications through the appropriate documents and checks.
Older listings and transaction articles may describe properties that are no longer available. A historical asking price is not a current valuation, and a previous transaction is not a guarantee of the price another property will achieve.
Website descriptions and promotional materials do not by themselves form a binding offer or a sale or tenancy contract. The agreed transaction documents govern the specific terms.
4. Market views and outcomes
Market commentary reflects the information and assumptions available when prepared. Policies, interest rates, economic conditions and buyer demand may change. Check publication or review dates and consult current official guidance where relevant.
Past performance, case studies and client experiences do not guarantee future price growth, rental income, resale demand or investment returns. Property can lose value and involve substantial transaction and holding costs.
Recruitment articles and examples likewise do not guarantee examination results, registration approval, employment or commission income. Check current CEA requirements and the written terms of any agency arrangement.
5. External links and website availability
Links to authorities and other websites are provided for convenience. Their content, services and availability are controlled by their operators. A link does not by itself endorse a third-party product or guarantee the information on that site.
We aim to provide useful, accurate information, but pages and tools may contain errors or become outdated. Website access and tool operation may also be interrupted. If you notice a problem, please contact us so it can be reviewed.
6. Professional responsibilities and your rights
This disclaimer explains the scope of the website. It does not replace an agreed service contract, remove professional duties when we act for a client, or exclude rights or liabilities that cannot lawfully be excluded.
Personal-data handling is explained separately in our Privacy Policy.
